Everything you need to know about Upsell Pro

Introduction

Upsell Pro is an automated revenue generation platform designed specifically for property managers. We help you generate additional revenue from every booking through intelligent upsell offers and marketing automation.

Our platform integrates seamlessly with your existing Property Management System (PMS) and handles everything from offer delivery to payment processing. Choose your pricing model: Revenue Share (no upfront cost, keep 70%) or Flat Rate ($25/property, keep 100%).

Getting Started

Getting started with Upsell Pro takes less than 10 minutes. Here's what you need to do:

Step 1: Sign Up
Create your account using email or Google sign-in. No credit card required to get started.
Step 2: Connect Your PMS
Integrate with Hostaway (more PMS integrations coming soon). Your properties and reservations will sync automatically.
Step 3: Set Up Cleaner Notifications
Add your cleaner contact info so they get notified automatically when guests purchase early check-in or late checkout.
Step 4: Choose Your Pricing Model
Select Revenue Share (no upfront cost, keep 70%) or Flat Rate ($25/property, keep 100%). You can focus on growing your business without worrying about monthly fees.
Step 5: Connect Stripe & Go Live
Link your Stripe account so payments go directly to you. Activate your upsells and watch the revenue roll in. Our system runs completely on autopilot.

Pricing Models

Choose the pricing model that works best for your business:

Revenue ShareRecommended

Cost: $0 upfront - no monthly fees

You keep: 70% of all upsell revenue

Platform fee: 30% of each transaction

Perfect for getting started with zero risk. Try the platform without any commitment and only pay when you make money.

Flat Rate

Cost: $25 per property per month

You keep: 100% of all upsell revenue

Platform fee: None (just the subscription)

Best for high-volume properties. If you average more than $83/month in upsells per property, Flat Rate gives you better margins.

How It Works

Upsell Pro works by monitoring your reservations and automatically sending personalized offers to guests at the optimal time. Here's the complete flow:

Reservation Sync

When a new reservation is created in your PMS, Upsell Pro automatically receives the details including guest information, check-in/out dates, and property details.

Offer Dispatch

Based on your configuration, we send offers at the perfect time (typically 7-14 days before check-in). Offers are sent via SMS and email with a personalized link for each guest.

Availability Check

When a guest clicks their offer link, we check real-time availability by syncing with your PMS calendar. This ensures we never sell early check-in or late checkout when the property is already booked.

Secure Payment

Guests complete their purchase through a secure Stripe checkout. Payment goes directly to your Stripe account, and we track the transaction for reporting.

Reservation Update

Once purchased, the reservation details are automatically updated in your PMS with the new check-in or check-out time. Your operations team sees the updated information without any manual work.

Cleaner Notifications

When guests purchase early check-in or late checkout, your cleaners need to know. Upsell Pro automatically notifies them via SMS so they can adjust their schedules.

Setup Options

Default Cleaner: Set one cleaner for all your properties. Quick and easy if you use the same cleaning team everywhere.

Per-Property Cleaners: Assign different cleaners to different properties. Perfect if you work with multiple cleaning teams.

SMS Notification

When a guest purchases an upsell, the assigned cleaner receives an SMS like:

"Hi Maria, heads up! John Smith at Beach House has requested early check-in at 12pm for Jan 15. Please adjust your schedule accordingly. - Property Manager"
Notification Preferences

You can configure which notifications each cleaner receives:

  • Early check-in notifications
  • Late checkout notifications

Manage cleaner settings anytime from the Properties page in your dashboard.

Revenue Generation

Our customers typically see $2,500+ in additional revenue per property, per month. Here's how:

Early Check-In

Allow guests to check in early (typically 1-4 hours before standard check-in). Average price: $50-150 depending on property and timing.

Acceptance Rate: 15-25% of guests purchase early check-in when available.

Late Checkout

Extend checkout time (typically 1-4 hours after standard checkout). Average price: $50-150 depending on property and timing.

Acceptance Rate: 20-30% of guests purchase late checkout when available.

Example Calculation

Property with 20 bookings per month:

  • Early check-in: 4 sales × $100 = $400
  • Late checkout: 5 sales × $100 = $500
  • Total monthly upsell revenue: $900

For a portfolio of 10 properties: $9,000/month in upsell revenue

Your earnings by pricing model:

  • Revenue Share: $6,300/month (70% of $9,000) - $0 upfront cost
  • Flat Rate: $8,750/month ($9,000 - $250 subscription)

Configuration

Upsell Pro gives you complete control over pricing, timing, and availability:

Pricing Rules
Set different prices for different time slots (e.g., 1 hour early check-in vs. 4 hours). Configure pricing per property or use global defaults.
Dispatch Timing
Control when offers are sent (default: 7 days before check-in). Customize per property or globally.
Availability Windows
Set minimum buffer times between bookings to ensure turnover is possible. Our system automatically checks availability before allowing purchases.
Message Customization
Customize SMS and email templates with your branding and messaging. Use merge fields to personalize each offer with guest and property details.
